Gas safety certificates and landlord gas safety checks

Gas safety checks and landlord gas safety certificates for properties across Surrey, Hampshire and Berkshire, completed by Gas Safe registered engineers. We can check the relevant gas appliances and installation, record the results and explain any issues found.

What the visit covers

A proper safety check, not just a certificate

The purpose of the visit is to check gas safety, not simply produce paperwork. The engineer will carry out the checks relevant to the property and appliances, then record the outcome.

Gas appliances

Relevant installed gas appliances are checked as part of the safety assessment.

Safe operation

Checks focus on whether appliances and their installation are operating safely at the time of the visit.

Flues and ventilation

Where applicable, the engineer considers the flue and ventilation arrangements relevant to the appliance.

Recorded results

The outcome of the gas safety check is recorded for the property and relevant appliances.

Issues found

If a safety issue or defect is identified, it will be explained rather than hidden behind the certificate process.

Landlord checks

Suitable for landlords arranging the routine gas safety check required for a rented property.

For landlords

Keep the annual gas safety check organised

Landlord gas safety checks are normally arranged on an annual cycle. Booking before the existing record expires gives time to complete the visit and deal with any issues that may need attention.

If you manage more than one property, include the property address and any access details in the enquiry so we can understand what needs arranging.

Important

A gas safety certificate is not an emergency service

If you smell gas or suspect a gas escape, do not wait for a booked safety check and do not use the website form as the emergency route. Call the National Gas Emergency Service on 0800 111 999.

Smell gas?

Call 0800 111 999 and follow the emergency operator’s advice.

Appliance concern

If an appliance appears unsafe, stop using it and arrange appropriate gas-safety advice.

Certificate due

For routine landlord checks, book before the current annual cycle runs out rather than leaving it until the last moment.

Questions

Gas safety certificate FAQs

What is a CP12?

CP12 is a commonly used name for a landlord gas safety record. The record documents the outcome of the gas safety checks carried out at the property.

How often does a landlord gas safety check need doing?

Landlord gas safety checks are normally required every 12 months. If you are unsure when yours is due, send us the date on the existing record.

Does getting a certificate guarantee everything will pass?

No. The engineer must record the actual condition found. If a problem is identified, the result and any required next step will be explained.

Can I send the existing certificate with my enquiry?

Yes. The form allows photos or PDF attachments, so you can include the current record if it helps us understand the property and due date.
